Homes-4-All can be the general contractor or the client can become the general contractor and Homes-4-All will help the client through the process as a builder, designer, and architect to maintain full control over your entire project. We offer you to hire Homes-4-All as your construction management company as "Owner's Representative".
Homes-4-All provides an "administrative construction management" service, also known as construction monitoring or owners representative, which represents an owner's interest in a construction project. Administrative construction management services are marketed through construction lenders to those individuals who are attempting to develop a property, but require assistance and/or representation.
Monitoring services are designed to inform a project owner about ongoing construction activities by monitoring the construction progress to determine if the work being performed is consistent with plans, specifications, budget, schedules, and is meeting the requirements set forth in the contract between the owner and contractor.
Administrative construction management generally includes some or all of the following services:
- Develop and maintain a line of communication with all participants on the design, finance, and construction development of the project. Represent the interest of the owner to each of the project participants, providing control and direction to project related activities.
- Develop and maintain job related files by documenting all meetings, transactions, contracts, directions, concerns, correspondence, and activities relating to the project.
- Oversee and report to owner on the activities and interaction by others, including design professionals, lender, consultants, contractor, and suppliers.
- Provide inspection of construction activities on a regular basis to represent the owner's interest and the observe compliance with approved plans, specifications and general and special conditions required in the specifications.
- Receive change orders, requests, submittals, recommendations, and correspondence from design professionals, consultants, contractors, subcontractors, suppliers and approve/disapprove same as directed by owner.
- The cost of this service is negotiated on a project basis. A contract is entered into between the project owner and Homes-4-All, Inc.

Construction
Project Start-Up
- Develop and apply project control systems

- Monitor on-site construction activities
